Mitsubishi National Headquarters
In mid-2018, Mitsubishi Motors Australia Limited (MMAL) issued a nationwide market brief seeking proposals for the development of a new Australian Head Office comprising office, workshop and training facilities with a total accommodation requirement of approximately 4,600sqm. A key requirement of the brief was the delivery of the new facility by March 2021.
The new facility was to provide accommodation for around 200 FTE staff together with specific operational requirements such as Electric Vehicle Charging Points. MMAL were seeking to select a development partner to provide the accommodation required in accordance with the issued accommodation brief – this included the provision of MMAL’s fitout on a fully integrated basis.
AAL’s proposal was shortlisted and, following a series of presentations and interviews, AAL was selected in early 2019 as the preferred development partner based on the favourable aspects and location of the proposed site and the strength of the concept design in response to the requirements of the brief and MMAL’s vision and aspirations for their new facility.
AAL’s Project Delivery team, working closely with its external development team led by Walter Brooke Architects, and the MMAL Project Team were then tasked with developing the concept design to achieve 30% working drawings for the purpose of engaging a contractor to deliver the facility under a ‘Design and Construct’ procurement contract.
AAL subsequently conducted a tender process with a panel of local and national contractors with an appointment made in November 2019. Construction commenced in February 2020 and Practical Completion of the base build and integrated fitout achieved in February 2021. MMAL commenced their relocation from their existing facilities immediately following Practical Completion and were fully operational by their required deadline.
The MMAL brief called for a new Headquarters building which embraced and reflected the Mitsubishi culture and brand, was aligned with their functional and operational needs and met the requirements of the remaining MMAL workforce – which had shed its manufacturing and production component and is now purely Administrative and Product support focused.
The resulting development comprises of a 3-storey building with a total NLA of 4,282sqm.The ground floor is a unique operational environment which show cases new Mitsubishi vehicles for both product launches as well as training and development for Mitsubishi dealers and mechanics.
The Ground floor has been designed to allow for vehicular movement through Service and Training Workshops as well as a Development and Display workshop integrated with a ‘Town Hall ‘facility for staff and guest gatherings.
The two upper floors provide open plan office accommodation for 200 MMAL staff and provide a new and bespoke workspace to replace the former redundant facilities at the former Mitsubishi plant at Tonsley.
